Qatari Diar has officially launched the first phase of its landmark Alam Al Roum development on Egypt’s North Coast, marking a major step forward for one of the Mediterranean region’s most ambitious mixed-use urban and tourism projects.

The development represents a total investment of $29.7 billion, including $3.5 billion in direct cash investments. The first phase is scheduled for delivery beginning in 2030.


Egyptian Prime Minister Reviews Development

The launch was announced during a site visit by Egyptian Prime Minister Dr. Mostafa Madbouly, accompanied by several ministers and senior officials.

The visit formed part of the Prime Minister’s tour of Egypt’s North Coast to review major development and investment projects and assess progress on strategic initiatives across the region.

During the visit, the delegation reviewed the masterplan for Alam Al Roum and the development’s planned residential, tourism, commercial and infrastructure components.


Qatari Diar Highlights Vision for Coastal City

Qatari Diar CEO Sheikh Hamad bin Talal Al-Thani welcomed the launch of the first phase and reaffirmed the company’s commitment to beginning delivery in 2030.

He said the first phase is designed to create a world-class coastal city offering a new Mediterranean lifestyle while following international standards in urban planning and sustainability.

The company has worked with international specialists in areas including master planning, marina design, hospitality consulting, landscape architecture and infrastructure engineering.


Alam Al Roum Spans 20.58 Million Square Metres

The overall Alam Al Roum development covers approximately 20.58 million square metres along 7.2 kilometres of Mediterranean waterfront.

The project is planned as an integrated coastal city combining:

  • Residential communities

  • Hotels and resorts

  • Commercial destinations

  • Cultural facilities

  • Entertainment venues

  • Educational institutions

  • Healthcare facilities

  • Sports and leisure attractions

Around 85% of the total land area is planned as open space, supporting the project's focus on sustainability and quality of life.


First Phase Includes Beachfront, Lagoons and Marina

The first phase covers 4 million square metres and includes approximately 1.4 million square metres of built-up area.

It will feature a 2-kilometre beachfront and promenade, open-sea-connected lagoons for swimming and yachting, and around 195,000 square metres of swimmable artificial lagoons.

A town-centre marina with capacity for 50 yacht berths will also form part of the first phase.


Hotels and Retail Destinations Planned

The first phase will include four hotels with more than 1,000 rooms, alongside sports centres and international retail and dining destinations.

These facilities are intended to strengthen Alam Al Roum’s position as a major tourism and lifestyle destination on Egypt’s Mediterranean coast.


Project Expected to Create 30,000 Jobs

The first phase is expected to generate approximately 30,000 direct and indirect jobs, supported by investments of up to EGP 220 billion.

The project is also expected to contribute to Egypt’s tourism sector and attract additional investment to the North Coast.

 

Major Marinas and Golf Course in Overall Masterplan

Beyond the first phase, Alam Al Roum’s masterplan includes an extensive network of tourism, leisure and waterfront facilities.

The completed development is planned to feature:

  • 22 kilometres of seawater-connected lagoons

  • 850,000 square metres of swimmable lagoons

  • An international marina with up to 370 yacht berths

  • A domestic marina with 120 berths

  • An 18-hole championship golf course covering nearly 980,000 square metres

  • More than 3,500 hotel rooms across internationally branded hotels and resorts

The facilities are expected to position Alam Al Roum as a regional destination for yacht tourism, sports and international events.


Focus on Sustainable and Walkable Urban Development

Qatari Diar said the project’s urban planning philosophy centres on creating a walkable coastal city.

The development will incorporate pedestrian and cycling networks, smart mobility solutions and environmental sustainability measures focused on water management, biodiversity protection and climate resilience.


Strategic Location on Egypt’s North Coast

Alam Al Roum is strategically positioned between North Africa, Europe and the Middle East.

The development benefits from proximity to Ras El Hekma Airport and Marsa Matrouh International Airport, as well as connectivity to the International Coastal Highway and the planned High-Speed Rail network.


Delivery to Begin From 2030

Alam Al Roum represents a major investment in the transformation of Egypt’s Mediterranean North Coast.

The project’s various components will be delivered progressively, with the first phase scheduled for completion and initial handovers beginning in 2030.
